Rental home in Rolleston and Selwyn

Find a rental you’ll be happy in, across Rolleston and Selwyn

Getting just the right rental can be difficult in Rolleston and Selwyn, but don’t despair. We’ll help you find a great rental that works with your budget. Our owners want great tenants, so we work closely with you to find a home where you’ll be happy and settled. We listen to what matters to you, from the number of bedrooms, area and school zones to garaging and proximity to public transport.

How we help you find the right home

We’ll show you around available rentals, then present a list of suitable applicants to the owner for a decision. As part of that process, we carry out reference checks with your previous landlords, employers and reputable character referees. We know which questions to ask, and we also look at your financial and tenancy history, including information lodged online by previous landlords.

Once your tenancy has been agreed, we look after all the paperwork, so you can focus on planning your move.

Rent arrears policy

We have a zero-tolerance policy on rent arrears and act on behalf of the owner as soon as rent is one day late. It keeps things fair for everyone and helps tenancies run smoothly.

Inspections

Your home will be inspected at least every three months, and you’ll always receive a minimum of 48 hours’ notice before we visit.

We’re here for you 24/7

A member of the Quinovic Rolleston team is available by phone 24/7 for emergencies. We arrange and authorise any repairs, so please don’t have work done without our written approval, or you may be responsible for the cost. If you have any concerns or need advice about your tenancy, don’t hesitate to get in touch.

Giving notice

On a periodic tenancy, you’ll need to give 21 days’ written notice when you plan to leave. On a fixed-term tenancy, let us know at least 21 days before the end date if you don’t want to extend, or you’ll roll onto a periodic tenancy. If life changes and you need to leave early, contact us as soon as possible so we can explain your responsibilities.

Towards the end of your tenancy we’ll talk through your options, whether that’s re-signing, moving to a periodic tenancy or ending the lease. Whatever you decide, the paperwork needs to be finalised 21 days before the tenancy ends.

HELPFUL TIPS

Handy tips for tenants

A few practical pointers to help your tenancy run smoothly, from your first viewing through to moving out.

How to get started

Get in touch, tell us what kind of property you need and your budget, and we’ll do our best to find you somewhere you’ll be happy. Having your paperwork ready when you view a property is a big advantage. Most landlords and property managers ask for names and contact numbers for three referees, ideally previous landlords or long-term employers.

They’ll also run credit checks, so bring official photo ID such as your driver licence or passport.

Signing a rental agreement

Be absolutely sure you know what you’re signing. If more than one adult will be living in the property, it’s a good idea for everyone to be named as tenants. Check whether it’s a fixed-term or periodic tenancy, and ask us if you need anything explained.

Property condition report

At the start of your tenancy you should receive a full condition report. Read it carefully, and if there’s anything you disagree with, tell your landlord within two weeks of moving in.

During your tenancy

Both landlord and tenant are expected to follow the terms and conditions set out in your tenancy agreement. Failing to do so can lead to penalties.

Contents insurance

We strongly recommend comprehensive contents insurance for your personal belongings, as these aren’t covered by the owner’s insurance. If you or a visitor accidentally damages the property, you can be held responsible for repairs or replacement.

Inspections

Your property manager or landlord will carry out regular inspections, generally every three months, though more frequent visits are sometimes needed. You’re entitled to at least 48 hours’ notice before any visit.

Repairs and maintenance

Let your property manager know about any maintenance issues as soon as you notice them. In an emergency, call the Quinovic Rolleston office on 03 983 1199 and you’ll be transferred to the on-duty property manager. We’ll attend to the problem as soon as possible, and you’ll need to allow access to any tradespeople.

If you arrange repairs without telling us first, you may be held responsible for the costs, and any damage caused by a tenant or visitor will be charged to you.

Changes to your tenancy

Any change to the original tenancy agreement, such as a new tenant or extra occupants, must be agreed to and documented by Quinovic Rolleston.

Ending your tenancy

On a periodic tenancy, you need to give 21 days’ written notice. A fixed-term tenancy runs until its end date, so if you need to leave early because of unforeseen changes, contact us as soon as possible so we can explain your responsibilities.

Moving out
  • Leave the property and gardens clean and tidy. If commercial cleaners are needed, the cost will come out of your bond.
  • Take final power and gas readings and let your providers know.
  • Return the keys to our office before 5pm on the last day of your tenancy, or new keys may be cut at your cost.
  • Don’t forget to redirect your mail.

Your bond will be returned promptly as long as the property is left as it should be. Both your signature and ours are needed for Tenancy Services to release it.

I’ve had the pleasure of getting assistance in finding a home with one of the property managers here. Andrew Rennie is an exceptional man, with a professionalism that is so admirable. In a line of work where you’re expected to talk to multiple clients and workers alike, Andrew took the time to keep me updated everyday about my application, had consisted communication and advocated for me multiple times to other branches despite only applying for one property. During what is such a hard time for many families trying to move and find a home, I wish that I had more property managers like Andrew who shows great diligence and integrity in his work. If you’re looking for a property, go through these guys.

Thanks again Andrew.

COMMON QUESTIONS

Frequently asked questions for tenants

What do I need to bring when I view or apply for a property?

Most landlords and property managers ask for the names and contact numbers of three referees, ideally previous landlords or long-term employers. You’ll also need official photo ID such as a driver licence or passport, as we’ll carry out credit checks as part of your application.

How do you check rental applications?

We contact your previous landlords, employers and reputable character referees, and we know which questions to ask to establish how credible each referee is. We also look at your financial and tenancy history, including information lodged online by previous landlords. Once we’re satisfied, we present suitable applicants to the owner for their decision.

What will I need to pay before I move in?

You’ll usually pay a bond and rent in advance. By law a bond can be up to four weeks’ rent, and your tenancy agreement sets out exactly what’s due before you collect the keys. Your bond is lodged with Tenancy Services and is yours to claim back at the end of the tenancy if the property is left as it should be.

What’s the difference between a fixed-term and a periodic tenancy?

A fixed-term tenancy runs for an agreed period and can’t normally be ended early unless both parties agree. A periodic tenancy rolls on until you or the landlord give notice. If a fixed term ends and nobody has given notice, it automatically becomes periodic. If you’re unsure which one you’re signing, ask us before you sign.

How much notice do I need to give when I want to leave?

On a periodic tenancy you need to give at least 21 days’ written notice. On a fixed-term tenancy, give us at least 21 days’ written notice before the end date if you don’t want it to roll over to periodic. If something unexpected means you need to leave early, contact us as soon as possible so we can explain your responsibilities.

How often will my home be inspected?

At least every three months, and you’ll always receive a minimum of 48 hours’ notice before we visit. Inspections let us check on maintenance and the general condition of the property, and help us pick up small issues before they become bigger ones.

Who do I contact if something needs repairing?

Let us know as soon as you notice a maintenance issue. In an emergency, call the Quinovic Rolleston office on 03 983 1199 and your call will be transferred to the on-duty property manager, 24/7. Please don’t arrange repairs yourself without our written approval, as you may be responsible for the cost.

What happens if I’m late with my rent?

We have a zero-tolerance policy on rent arrears and act on behalf of the owner as soon as rent is one day late. If you’re having trouble paying, talk to us early so we can discuss your options.

Do I need contents insurance?

We strongly recommend it. The owner’s insurance doesn’t cover your personal belongings, and if you or a visitor accidentally damages the property you can be held responsible for repairs or replacement. Comprehensive contents insurance protects you on both counts.

Can I add someone to the tenancy or have extra people move in?

Any change to the original tenancy agreement, such as a new tenant or more occupants, must be agreed to and documented by Quinovic Rolleston. If more than one adult will be living in the property, it’s a good idea for everyone to be named on the agreement.

What if I disagree with the condition report?

At the start of your tenancy you’ll be given a full condition report. Read it carefully, and if there’s anything you disagree with, tell us within two weeks of moving in so it can be corrected on the record.

How do I get my bond back?

Leave the property and gardens clean and tidy, take final power and gas readings, and return all keys to our office before 5pm on your last day. If everything is as it should be, your bond will be returned promptly. Both your signature and ours are required for Tenancy Services to release it.
